380 St Kilda Road in Melbourne is a 15-level, A-grade commercial building providing 24,554 square metres of workspace. Prominently located at the city end of St Kilda Road and opposite the Royal Botanic Gardens, the refurbishment will transform the building into one of the country’s next-generation workplaces.

Designed by top-tier design firm Architectus, the redevelopment plans include upgrades to the external façade, lobby refurbishment, ground floor plane repositioning, and premium new end-of-trip facilities.

A recent announcement unveiled Woolworths Supermarkets will open a new Woolworths Metro within the lower ground floor.

The project will be delivered under three separable portions.

Separable Portion 1
Includes the demolition and refurbishment of the main atrium lobby, lift lobby, lounges, multi-function and office spaces, amenities, retail, entrance, exterior elements and internal garden space.

This portion includes external works and services including soft landscaping, civil, and electrical works to St Kilda Road frontage.

Separable Portion 2
Includes the fit out of Woolworths Metro supermarket, base building works including amenities and connecting corridor, goods lift, and pathway works, and fire egress spaces.

This portion includes external works to Woolworths entrance, canopy and related exterior walls in Park Street including doors, windows, pavements, ramps, steps, metalwork, façades, lighting and signage.

Separable Portion 3
Includes the delivery of retail space, premium new end-of-trip facilities, entry lobby, corridor to B1 lift lobby, and related exterior elements including windows and shopfronts.

This portion includes Level 3 & 4 car park to office conversions, façade renewal works to St Kilda Road, Park, and Wells Street, and external works to the remainder of the site around the building including civil, hard, and soft landscaping and services.

380 St Kilda Road has a leading 5.5 Star NABERS Energy and 6 Star NABERS Water ratings. The building runs on 100 per cent renewable electricity including provision for electric car and bike charging points.

The revitalisation project is due for completion in early 2024.
